More than a tree service company, Bob’s Property Solutions is a family-owned property services company in Puyallup, WA, built around direct involvement. For more than 20 years, Bob has handled tree work, excavation, clearing, demolition, site preparation, and underground property problems across residential and light commercial sites.
I’ve spent more than 20 years working on properties where the problem is rarely as isolated as it first appears. A tree can block access for excavation. An old structure can stand in the way of clearing. A sewer problem can require careful digging before the ground can be put back together
That is why I built Bob’s Property Solutions as a property services company in Puyallup, WA, that looks at the whole site instead of one narrow task. I stay involved in the work because the decisions made before equipment moves often matter just as much as the work itself.
Some clients first find us as a tree removal company. Others are looking for an excavation company, sewer repair company, or someone who can clear a difficult piece of ground. My job is to understand what is happening on the property, what needs to happen next, and how those two things connect.
Property work teaches quickly. Tight access changes equipment choices. Slopes influence excavation. Nearby structures affect tree removal. Underground lines can change an otherwise simple plan. After two decades in the field, I’ve learned to read those conditions before treating a job like a routine checklist.
Our tree removal services are planned around more than getting a tree down. We consider working room, surrounding structures, debris, stumps, access, and what you want to do with the space afterward. That broader view is especially useful when tree work leads directly into clearing or earthwork.
The same thinking applies below ground. As an owner-operated residential contractor and light commercial contractor, I look at excavation, grading, access, and restoration as connected parts of the property rather than unrelated line items.
Hiring a land clearing company for one phase, a demolition company for another, and then starting over with a separate contractor for site work can create gaps between scopes. Details get lost, access gets reconsidered, and one crew may leave conditions the next crew has to undo.
Bob’s Property Solutions was shaped around a more practical model. Tree removal, property clearing, excavation, demolition, site preparation, and sewer work can be considered together when the project calls for it. That does not mean every site needs every service. It means the plan can account for what comes next.
As a family-owned contractor providing owner-operator service, I prefer straightforward conversations about what the property actually needs. Sometimes the smartest answer is a larger coordinated scope. Other times it is handling one specific problem well and leaving the rest alone.
A property services company in Puyallup, WA has to work across more than one kind of terrain, project, and property challenge. Over 20+ years, Bob’s Property Solutions has developed from hands-on outdoor work into a broader operation capable of handling trees, earth, structures, site access, and underground lines.
The business began with hands-on property work and a simple operating principle: look closely at the site, understand the obstacle, and choose the approach around the property rather than forcing the property around the equipment.
Tree work became a major part of the company’s field experience. From removal planning to stump work and cleanup, those projects developed the practical judgment needed for properties where structures, access, slopes, and surrounding vegetation all influence the job.
Expanding into excavation and earthwork allowed more projects to continue after something was removed. Instead of stopping once a site was opened, Bob’s Property Solutions could take on digging, grading, trenching, and related groundwork as an excavation contractor.
As project scopes grew, so did the ability to handle land clearing services, demolition, debris removal, and property clearing. That broader capability helped connect removal work with the site development steps that often follow it.
Today, Bob’s Property Solutions remains owner-led while serving residential and light commercial properties across Pierce County and the greater Puget Sound area. The equipment and project scope may have grown, but direct involvement remains central to how the work is planned.
A good estimate should tell you more than a number. Before hiring a tree removal company, property clearing company, site development company, or contractor working below ground, it helps to understand who is making the decisions, how the scope connects, and what condition the property should be left in.
Ask who will actually understand your property once work begins. With Bob’s Property Solutions, owner involvement keeps the initial conversation, site conditions, and working plan connected rather than passing the project through layers of unfamiliar hands.
Tree work, excavation, clearing, and demolition can overlap quickly. A clear scope should identify what is being removed or changed, what remains, where equipment needs access, and what is expected when the active work is finished.
A capable site preparation contractor should think beyond the first bucket of soil. Grading, access, clearing, excavation, and future use all influence how a site should be prepared, especially when additional construction or property improvements will follow.
The advantage of working with a site development company that understands trees, earthwork, demolition, and underground issues is coordination. One phase can be planned with the next phase in mind instead of creating unnecessary rework between separate crews.
Property owners do not need inflated promises from a property services company in Puyallup, WA. They need useful answers, a scope that fits the site, and a contractor who understands that trees, soil, structures, access, and underground systems can all affect the same project.
A difficult property problem becomes easier to plan once the important details are identified. Access, surrounding structures, terrain, intended use, and project sequence all deserve attention before deciding how much work is actually necessary.
A property clearing company should understand what the clearing is making possible. The same applies to excavation, demolition, and sewer repair services. Work should support the next use of the property rather than solve one problem while quietly creating another.
The objective is not simply to remove, dig, grind, or clear. It is to leave the site in a condition that makes sense for what comes afterward, whether that means usable ground, better access, future development, or a repaired underground line.

We have worked with Bob three times in the past five years. He does amazing work and he has a great personality to boot. He helped us years ago with a precarious neighboring tree situation that needed quick attention. He came out the day I called, gave us a very reasonable quote and was back the next morning with crew to take care of it. Recently he's helped us clear about 1/3 acre of blackberry, trees and brush and then we had him back to compact it and level it all out so we can plant grass/clover on it. It looks SO good! He responds quickly to calls and messages, he's very friendly, his communication is awesome, his equipment is top grade and he's a pro at what he does. We love Bob and his little dog too. 🙂Posted on Google![]()

Long overdue review. Didn't realize I never shared how awesome Bob is. We bought a house out in Roy a few years back. The back yard was trees and brush but we wanted a big lawn out back. Bob came out and cleared the entire area. He then used his cool grinder to grind down the trees stumps. Then brought in dump trucks full of dirt and leveled it all off with his bobcat. Soon after we had it seeded and had our lawn! Bob got it all done in a day. Didn't overcharge us. Great service. I'd highly recommend him for anything!!!Posted on Google![]()

It had been tricky to get someone out to do the work I needed done in my yard – Bob was the first and only person to return my call, and promptly. I'm having a shed delivered and built in a few weeks and needed the prep work done fast. He worked with my chaotic schedule, came out and gave an extremely fair quote, and got me on the books to come complete the work the very next week. I'm new to some of these "building" terms and he gave me sound advice on what he would recommend for this or that along the way. His extensive experience was so appreciated and I trusted it completely. Reading other reviews is what made me reach out to Bob – I hope my review will encourage you to reach out to him! He really takes the time to do the job right. He's efficient, timely, and even went above and beyond to remove some pesky blackberries and move some stones from an old fire pit that I wanted to save. I have more work to be done in the yard and I won't hesitate to call him again!
